Investing in residential real estate combines the ability to receive current income from rents with the potential for capital appreciation over time, which can create an attractive margin of safety for investors.
MANAGEMENT
Domicilium Capital Partners, LLC is led by Chief Investment Officer and Managing Member Micah Simon. His experience in real estate spans over two decades, dating to his years as an undergraduate at the University of North Carolina, Charlotte when he began buying, rehabilitating and selling properties to pay for college. Since that time, Mr. Simon has built deep domain knowledge in every relevant aspect of the real estate value chain, with a particular focus on the Charlotte, NC metro area.
As a general contractor from 2001 to 2018, Mr. Simon and his company built over 250 homes and remodeled over 550 others, working as a preferred partner for marquee institutional firms such as Invitation homes, Colony Homes and American Homes 4 Rent. His general contracting firm also did extensive construction work on behalf of national homebuilders such as Pulte, DR Horton, Ryan Homes, KB Homes, Keystone Builders and Mercedes Homes.
As a developer from 2002 to 2018, Mr. Simon developed approximately 800 acres in the Charlotte area spanning several projects. His experience included selling with owner financing, assembling parcels and re-zoning to enhance value, as well as traditional development. Prior to founding Domicilium Capital Partners, LLC in 2018, Mr. Simon personally owned, developed and managed over 1,000 properties in the Charlotte area over a two-decade period. This experience has allowed him to build a proprietary network of bankers, builders, accountants, attorneys, engineers, insurers, tradesmen, vendors and property management professionals.

Domicilium Capital Partners, LLC is primarily focused on Charlotte, Charleston and Tampa. Key reasons include:

In aggregate, Charlotte, Charleston and Tampa share a total of 20 Fortune 1000 company headquarters as well as many other publicly listed and Inc 5000 companies with a significant presence. Their economies are diverse and not overly concentrated in a single industry or company.
- They are increasing magnets for people. All three markets rank among America’s fastest growing metropolitan areas and feature strong job and wage growth.
- They have favorable housing market dynamics. Domicilium Capital Partners, LLC seeks to invest in regional markets where home prices and rents are appreciating at rates above the national average, but currently are at a relatively lower base. Starting from a lower base both allows for future growth, and lets the fund deploy capital across many different properties, diversifying fund portfolios. We believe Charlotte, Charleston and Tampa excel in meeting these criteria.
- They are places we already have relationships. Domicilium Capital Partners, LLC is able to exploit a proprietary network of relationships in the real estate community that encompasses everyone from engineers and tradesmen to bankers and other property owners. This has already given funds access to proprietary deal flow and opportunities to purchase properties in off-market transactions and/or as part of portfolio sales, which can sometimes confer a discount to purchase prices that would be paid in open market transactions and auctions.
